Site Prep 101 for Your Modular Horse Barn

There’s more to getting a prefabricated or modular horse barn than choosing a floorplan and red paint. You’re going to have to do a little homework, but in the end you’ll have a horse barn that’ll satisfy your equestrian dreams, and conveniently delivered to your site to boot. Permits. Most counties require permits to have buildings erected/installed on your property, and modular are no exception. The permit office will likely want to know the building specifications, so choose your floorplan first. We can help you with details they require for the permits. Within these permit/inspection offices lie the rules for property set-backs, zoning regulations and other restrictions.

Site Basics. Horse barns require proper drainage for optimal animal health, not to mention longevity of the structure itself. You may need to have grading work done to level it, trees and large rocks removed. Also consider ease of access for our wide-load trucks, equipment such as cranes to set up the modular barn, and access areas for delivery as well as set-up.

Safety First. Will the crane be able to operate without obstacles such as power lines, other buildings, trees? Are there gas or water lines on the site? How about septic systems and buried power or cable lines? You’ll need to have all applicable service providers come out and mark their lines for you. They may be involved with permitting as well.

Building Prep. After you’ve handled permitting and basic site prep, you’ll need to get ready for your horse barn itself. After the site is professionally leveled, you’ll need a thick layer of gravel (at least 2”) smoothed for the foundation. Any cement flooring will need to already be in place as well, since the barn will be set up on top of it. Stall options are usually dirt floors or rubber mats on gravel, which will be finished after the building is erected.
